What living here is like

Atlantic Grove puts you right on West Atlantic Avenue. Street-level shops and businesses line the Avenue, the townhomes sit behind a gate, and residents share a heated pool. Old School Square and the heart of downtown are a short walk east, and Pineapple Grove is about half a mile.

The townhomes are three stories and mostly two-bedroom. The association lists homes from just over 1,000 to over 2,200 sq ft. About 42% of homes carry a homestead exemption on county records, so expect a mix of full-time owners, second-home owners and rentals.

The association’s own site uses the name “Atlantic Grove Condominium”, while county records list the townhomes as individual townhouse parcels. The loft units over the shops are a separate condominium, and a later phase, Atlantic Grove Plat No. 2, added more homes. None of those are in the numbers on this page. Ask which association or associations a home belongs to and what each one charges.

Things to ask before you buy

  1. Which association. Ask whether the home pays into one association or more, and get budgets for each.
  2. Special assessments and reserves. Ask for the current budget, the reserve study if there is one, and whether any special assessment is approved, planned or still being paid. Ask who pays an assessment billed during a sale.
  3. What the HOA fee covers. We could not confirm a current fee from a reliable source. What a fee includes (exterior painting, roofs, landscaping, cable or internet, gate staff, pool) is set by the association, so ask for the current budget and a written list.
  4. Rental and pet rules. Ask for the governing documents on leasing (minimum lease length, how often you can lease, approval steps) and on pets (number, size, breed limits). Rules can change, so read the current version.
  5. Insurance and who covers what. Ask whether the association insures any part of the buildings (roofs, exterior walls) or whether your own policy has to cover the whole structure. Get homeowner quotes early, and check the address on FEMA’s Flood Map Service Center.
  6. Approval, estoppel and transfer costs. Ask whether buyers or tenants need association approval, what application and transfer fees apply, and request an estoppel certificate showing what the seller owes.

Frequently asked questions

How much do townhomes at Atlantic Grove sell for?
Public county records show 6 sales recorded as each home’s most recent sale between October 2021 and September 2023, at a median of $667,500 (range $500,000 to $865,000). Those records undercount and stop in early 2024, so ask us for current comparable sales before you make an offer. With this few sales, treat the median as a rough guide.

The association lists homes from just over 1,000 to over 2,200 sq ft. County records show three stories, with two or three bedrooms.

Are the lofts part of Atlantic Grove?
The loft condos above the shops on Atlantic Avenue are part of the same development but are a separate condominium. This page’s figures cover only the 55 townhomes.

Is Atlantic Grove a 55+ community?
No age restriction shows up in the listings and records we checked, so it does not appear to be a 55+ community. Confirm with the association before you rely on that.

Talk to Kurt about Atlantic Grove

Tell Kurt Lehmann which home or floor plan you have in mind at Atlantic Grove, and we will send recent sales, current listings and the questions worth asking the association. Lehmann Realty, 111 SE 2nd Street, Suite 102, Delray Beach, FL 33444. Call 888-644-3828 or use the form below.

Data note. Sales figures come from Palm Beach County Property Appraiser public records, compiled by Lehmann Realty in November 2026. They count each home’s most recent qualified sale recorded from March 2021 to April 2024 in the county data we pulled, so they undercount: a home that sold twice shows only its latest sale, and later sales are not included. Year built, bedrooms and stories also come from county records. HOA fees, amenities and rules come from association, management and recent listing sources and can change. This is not an appraisal. Verify everything with the association.
