Where 33444 is

33444 covers much of mainland east Delray Beach, including a large part of the downtown core around Atlantic Avenue, Pineapple Grove and Old School Square, and the residential neighborhoods north and west of downtown such as Lake Ida. I-95 is a few minutes west.

A few things surprise people:

  • The beach isn’t in 33444. The barrier island along A1A uses 33483.
  • The line doesn’t simply follow Atlantic Avenue or the Intracoastal. Some blocks south of Atlantic, like Osceola Park, and some mainland waterfront streets are in 33483. Other downtown blocks just south of the Avenue, like 111 First Delray on SE 1st Avenue, are in 33444.
  • Zip codes aren’t neighborhoods. They’re mail routes. Before you settle on a street, check the address with the USPS ZIP Code lookup, or just ask us.

Homes and lifestyle

33444 has some of the most varied housing in Delray. On one street you’ll find a 1930s cottage in a historic district. A few blocks away there are new townhomes, a modern pool home, or a lock-and-leave condo over shops and restaurants. That range gives buyers more ways in, whether you want your first place downtown, a family home with a yard, or a second home you can walk out of and onto the Avenue.

Daily life here moves at walking and biking speed: farmers market mornings, gallery nights, dinner on the Avenue and a short ride to the beach. Some streets are lively, and others a few blocks away are quiet and residential. Visit at different times of day, especially on a weekend evening, before you choose.

What buyers should know

  • Flood zones and insurance. Flood zones vary from block to block, even inland. Look up the address on FEMA’s Flood Map Service Center and get insurance quotes early. Roof age and window protection can affect premiums too.
  • Historic districts. Parts of east Delray are in local historic districts, where exterior changes and new construction go through extra city review. Ask before you buy if you plan to renovate.
  • Condo safety laws. Since 2022, Florida law has required milestone structural inspections for many older condo buildings and reserve studies for key building components. Ask for the association’s inspection reports, reserve study, budget and any planned assessments.
  • Association rules. Pet, rental and lease-length rules differ by building and HOA. Read them before you write an offer.
