Rentals: Delray Beach, Boca Raton & Boynton Beach
Many people start with renting. They want to get to know Delray Beach, Boca Raton or Boynton Beach before they buy, they are here for the winter season, or they are not ready to own a home yet. This page is the starting point for those searches, grouped the way renters usually think: by city, then by single-family homes, condos and apartments, or furnished rentals.
The area has year-round renters and snowbirds who typically lease for about three to four months. Annual leases are usually unfurnished. Short-term and seasonal rentals are typically fully furnished, so you can pack clothes and arrive. Because the owner is covering furniture, some vacant summer months, and often tax on shorter stays, furnished seasonal rentals usually cost more than a comparable annual lease.
Pets can be hard to place. Most rentals here are condos or townhomes, and associations often limit size, breed, or whether pets are allowed at all. Larger dogs often need a single-family home. When pets are allowed, expect a pet deposit.
Many condo associations require a minimum lease of 90 days or more, plus an application and approval before you move in. Cities also set their own rules for shorter stays, and those rules can change, so we do not treat a weekend or weekly rental as a given. Check the city's current rules and the building's documents before you count on anything shorter than the association minimum.
A local agent can help you sort annual versus seasonal, furnished versus unfurnished, and what a landlord or association will require. That help is typically paid by the landlord. Private landlords often ask for first month, last month and a security deposit equal to one month's rent. You will usually set up water, electric and cable yourself, and renters insurance is typically required because the owner's policy does not cover your belongings.
