What is planned
The developer describes residences with 10-foot-plus ceilings, glass balconies, walk-in closets, natural wood flooring options, flat-front kitchen cabinetry, EuroStone counters with waterfall islands, and Porcelanosa tile in the bathrooms, with each home pre-wired for smart-home systems. Planned amenities include a resort-style pool with cabanas, outdoor seating with fire pits, a summer kitchen and club room, a fitness center, EV charging, private storage, covered parking and a package room. These come from the developer’s announcements and can change before completion, so confirm the final plans and finishes with the sales team.

Buying in a building under construction

- Condominium documents. The condominium declaration is usually recorded near completion. Ask the developer for the proposed declaration, the estimated operating budget and the reserve schedule. Florida gives buyers who purchase from a developer 15 days to review the documents and cancel (section 718.503(1), Florida Statutes).
- Monthly fees. HOA fees for a new building are an estimate in the developer’s budget until owners take over. Ask how the estimate was built and when it may change.
- Deposits and timing. Ask how deposits are held (escrow), what happens if completion is delayed, and how the closing date is set.
- Rental and pet rules. Ask for the proposed rules on leasing (minimum lease length, approval steps) and on pets before you sign.
- Warranty and walk-through. Ask what warranties cover the unit and the building, and how the punch-list and final walk-through work.
- Insurance. Ask for the association’s master-policy summary and deductible, then get quotes for your own unit-owner policy and, if the address is in a flood zone, flood coverage. Look up the address on FEMA’s Flood Map Service Center.
