If you’ve started looking at homes in Delray Beach, you’ve probably noticed two zip codes come up again and again: 33444 and 33483. They sit right next to each other, both touch Atlantic Avenue, and both are close to the ocean. But they offer different day-to-day lifestyles, and knowing the difference can save you a lot of time.
Our office is at 111 SE 2nd Street in downtown Delray, so we spend every day in both zip codes. Here’s how we explain the difference to buyers.
The quick answer
- 33483 is Delray’s beach-side zip code. It covers the barrier island east of the Intracoastal Waterway along the Atlantic, plus a slice of the mainland near the Intracoastal, including neighborhoods south of Atlantic Avenue such as Osceola Park and the Marine Way waterfront. The neighboring Town of Gulf Stream also uses 33483.
- 33444 is mainland east Delray. It covers much of the downtown core and the neighborhoods around it, including Pineapple Grove and Lake Ida.
Zip code lines don’t follow neighborhood names or the Intracoastal exactly. Before you fall in love with a specific street, check the address with the USPS ZIP Code lookup.
Living in 33483: the beach side
33483 is for you if you want the ocean to be part of your daily routine. Here’s what the area is known for:
- Beach access. Delray’s public beach runs along A1A (Ocean Boulevard). On the island you’re minutes away or right across the street.
- Water everywhere. Between the ocean and the Intracoastal, many properties are waterfront or water-adjacent, which brings boating, docks and views.
- Close-in mainland pockets. On the mainland side, 33483 also includes walkable neighborhoods just south of Atlantic Avenue, like Osceola Park, where single-family homes sit a few blocks from the Avenue.
- Housing mix. You’ll find oceanfront and Intracoastal condominiums, single-family homes off A1A, renovated cottages and new construction near downtown, and estate properties, including in nearby Gulf Stream.
There are also practical points to weigh. Coastal properties can come with higher insurance costs and flood zone requirements. Check a property’s flood zone early on FEMA’s Flood Map Service Center, and talk to an insurance agent before you write an offer. Condo buyers should also review the association’s documents, reserves and any recent or planned building work.
Living in 33444: downtown and mainland east Delray
33444 is for you if you want to walk to dinner and coffee and still be a quick drive or bike ride from the sand. It’s known for:
- Downtown living. Much of the Atlantic Avenue core, Pineapple Grove and the area around Old School Square are in 33444.
- Neighborhood variety. You’ll find historic districts and older cottages, newer townhomes, boutique condo buildings near downtown, and single-family neighborhoods like Lake Ida.
- Getting around. I-95 is a few minutes west, and the Delray Beach Tri-Rail station on Congress Avenue is a short drive beyond it, which helps if you commute or travel often.
- Broad range of homes. Because the housing stock is so varied, 33444 often gives buyers more ways in, from condos to family homes with yards.
There’s a lot of variety from block to block. Some streets are steps from the Avenue’s nightlife, and others are quiet residential pockets. Visiting at different times of day, especially on weekend evenings, tells you more than any listing can.

How to choose
- What does a perfect Saturday look like? A beach walk and a quiet afternoon by the water points to 33483. Lunch on the Avenue and a show in the evening points to 33444, though parts of 33483 are just as walkable to downtown.
- Do you want a boat? Waterfront and dock options lean toward 33483, though some mainland neighborhoods have them too.
- How do you feel about association living? Both zip codes have plenty of condos. If you’d rather avoid an HOA, look at single-family neighborhoods in either zip code.
- How much do you travel or commute? Proximity to I-95 and Tri-Rail can matter.
- What’s your budget and insurance comfort level? Get insurance quotes early, especially for coastal properties.
Many of our clients end up loving both, and some buy in one zip code and spend their weekends in the other. That’s the beauty of Delray: the whole east side is close together.
