What living here is like

Kokomo Key is a quiet, gated pocket on the Intracoastal in the north end of east Delray. The community’s boardwalk, gazebo and sundeck put residents right on the water, and the gated boat yard is a plus for anyone with a small boat or trailer. Expect a short drive or bike ride to Atlantic Avenue and Pineapple Grove rather than a walk, since the Avenue is about 2 miles south and Pineapple Grove about 1.6 miles.

The homes are 1990s two-story townhouses, so updates vary a lot from one unit to the next. Most have two bedrooms, and 29 have three. Because the price point is lower than newer townhouse communities nearby, Kokomo Key can work well for first-time buyers, downsizers and second-home owners. About 56% of homes carry a homestead exemption on county records.

One recent listing says leasing is allowed after the first year of ownership. Rental rules can change, so read the current documents before you count on rental income.

Things to ask before you buy

  1. Age and condition. These homes are from 1996 and 1997. Ask about the roof, windows, A/C and plumbing on the specific unit, and what the association maintains.
  2. Special assessments and reserves. Ask for the current budget, the reserve study if there is one, and whether any special assessment is approved, planned or still being paid. Ask who pays an assessment billed during a sale.
  3. What the HOA fee covers. The management company’s site lists the fee at $531 a month. What a fee includes (exterior painting, roofs, landscaping, cable or internet, gate staff, pool) is set by the association, so ask for the current budget and a written list.
  4. Rental and pet rules. Ask for the governing documents on leasing (minimum lease length, how often you can lease, approval steps) and on pets (number, size, breed limits). Rules can change, so read the current version.
  5. Insurance and who covers what. Ask whether the association insures any part of the buildings (roofs, exterior walls) or whether your own policy has to cover the whole structure. Get homeowner quotes early, and check the address on FEMA’s Flood Map Service Center.
  6. Approval, estoppel and transfer costs. Ask whether buyers or tenants need association approval, what application and transfer fees apply, and request an estoppel certificate showing what the seller owes.

Talk to Kurt about Kokomo Key

Tell Kurt Lehmann which home or floor plan you have in mind at Kokomo Key, and we will send recent sales, current listings and the questions worth asking the association. Lehmann Realty, 111 SE 2nd Street, Suite 102, Delray Beach, FL 33444. Call 888-644-3828 or use the form below.

Data note. Sales figures come from Palm Beach County Property Appraiser public records, compiled by Lehmann Realty in November 2026. They count each home’s most recent qualified sale recorded from March 2021 to April 2024 in the county data we pulled, so they undercount: a home that sold twice shows only its latest sale, and later sales are not included. Year built, bedrooms and stories also come from county records. HOA fees, amenities and rules come from association, management and recent listing sources and can change. This is not an appraisal. Verify everything with the association.
